Thank you from our office and cottage owners for your interest in our rental website. We hope you will plan to visit Holden Beach soon and that this website helps you in choosing a rental unit through Craig Realty.
The cottages in this brochure and others are available on a weekly basis-Saturday-to-Saturday.
Each Cottage is privately owned and furnished according to the owner’s preference. Occupants will need to bring all linens and towels.
Off-season raters prior to Memorial Day weekend and after Labor Day weekend are available on MOST cottages at approximately 25 percent below the summer rate.
RESERVATIONS may be made by mail, telephone, or at Craig Realty, and must be accompanied with a reservation deposit of 50 percent of the rental rate.
Upon making a reservation, Craig Realty will mail a rental contract which should be completed and returned along with the deposit. If deposit and contract are not returned within 10 days the reservation will be canceled without notice.
Personal checks will be accepted for deposits and balances.
There will be a $25 charge for all returned checks.
ALL RENTAL BALANCES are to be paid in full at least 30 days prior to arrival. For reservations made within 30 days of arrival, full payment (rent, taxes, security fee, etc.) is due with the return of the rental contract.
North Carolina sales tax (6.75%) and Holden Beach/ Brunswick County occupancy tax (6%) are charged to each unit. The prices listed in the brochure do not include tax.
A security fee is required on all rentals. This fee is refundable if the rental unit is left clean and undamaged. If the cottage needs only partial cleaning, the fee will be prorated determined by the expense of returning the cottage back to clean shape. Fees will be refunded by mail within 30 days of check-out.
A non-refundable $20 reservation fee is charged for each reservation. This fee is due when the first half of rent is paid and is nonrefundable.
Craig Realty cannot guarantee reservations of less than one week. For reservations of less than one week, call our office one day before occupancy. No rentals will be accepted for less than two nights.
Prices and descriptions on the cottages listed in this brochure are subject to change without notice.
WEEKLY RENTALS take precedence over rentals of less than a week. Therefore, tenants staying less than a week will possibly be moved to another unit should their first-choice cottage be requested for a full week by another tenant.
If the partial-week tenant is moved, Craig Realty will make every effort to choose another unit as like to the original cottage as possible.
Partial-week tenants are urged to call our office the day before occupancy to learn of any possible changes.
REFUNDS ON CANCELLATIONS will be made (less 14%) only if the cottage can be re-rented. The sooner our office is notified of a cancellation, the greater the chances that the cottage can be re-rented.
CHECK-IN TIME is 3pm on the date shown on the rental contract. Upon arriving at our office, keys will be issued, along with directions to the cottage.
CHECK-OUT TIME is 10am on the last date on the rental contract. Upon checking out, all keys are to be returned to our office.
CLEANING OF THE COTTAGE is the responsibility of each tenant before leaving. Tenants are responsible for bringing their own cleaning supplies. Failure to comply will result in no future rental to the occupant. CLEANING SERVICE is available for those tenants who do not want to clean their cottage. Check by our office about cleaning service if needed.
BREAKDOWNS in air conditioners and appliances do not constitute refunds. No air conditioners or appliances are guaranteed, however, Craig Realty tries to keep all in good working order. Any failures will be fixed as quickly as possible.
TELEPHONE MESSAGES & MAIL will not be delivered except in emergency situations only. We suggest all tenants check by our office occasionally during their stay for messages expected. Emergency messages after business hours should be directed to the Holden Beach Police Department (910-842-6707).
GRILLING on porches or decks is not allowed by state law.
PETS of any kind are not allowed in any cottage or on the premises. Craig Realty reserves the right to refuse occupancy if a pet is brought on the rental premises with all money forfeited. Give our office a call for area kennel information.
FURNITURE Do not rearrange furniture. There will be a fee to put furniture back in place.
LOST KEYS and/or tags will be charged to the cottagetenant at $5 each.
CRAIG REALTY reserves the right to refuse rental or discontinue occupancy, if in our opinion occupancy is detrimental to the premises. No house parties are allowed in any unit.
TRANSFERS are not permitted if you reserve a cottage and are not satisfied. Transfers are unfair to the home owner and other tenants who might have proffered the cottage had you not made the reservation.
UPON ARRIVAL please check the cottage to make sure everything is in proper order. If there are any problems, please notify the office immediately. Your cottage is accepted “as is” unless the office is notified within one hour of check-in.
IF FOR ANY REASON the cottage reserved is unavailable for occupancy, Craig Realty will make every effort to substitute the most comparable unit available. Should this happen, we will attempt to notify the tenant as soon as possible.
A RENTAL HOUSE will occasionally be placed on the market for sale. Craig Realty reserves the right to show the property to qualified prospects. In such event, we will make every effort to show the house at a convenient time in which not to interrupt your vacation. Thank you for your cooperation.
